National Opera and Ballet

The National Opera and Ballet was awarded with a special prize in the “Building of the Year” contest. The investment is made by the Ministry of Culture and EKSA was the prime contractor. The project of reconstruction and adaptation, made in 2007 by arch. Konstantin Peev and EKSA team, includes innovative construction technologies in Bulgaria. The concert hall and corridors are air conditioned. The slope of the floor and balconies have been changed and the spacing between seating lines is increased by 0.20 meters. It was achieved by using a raised floor with light construction in order to minimize the burden on the consoles that forms the balconies. The design is elegant and light and covered with new acoustic flooring.

“The new law does not encourage the preservation of cultural heritage”

Restoration of a building as the National Opera and Ballet is a great challenge. Most specific for realization was the space for orchestra, the new air conditioning system and reconstruction of the electrical installation.
Regarding the legal basis, it is still lacking support for buildings – cultural heritage. In the draft version of the law, there is nothing that stimulates the policy for protection of the cultural heritage. It cannot be fully cared by the state. Part of the taxes, which are paid, should be intended for heritage. Much of the tourism is associated with cultural and historical heritage, and nothing is secured for their protection. Therefore, a percent should be allocated for maintenance of these objects. World practice says that between 2-3 percent of revenues from tourism should be allocated for cultural heritage.

The National Opera and Ballet, received the award "Building of the Year 2008" in category "Buildings with special functions".
The Deputy Culture Minister Ivan Tokadjiev received the award from Prof. Velin Alexandrov, sales manager in TERAZID Ltd. and a member of the jury, during a ceremony at the National Theater Ivan Vazov.
The project, designed in 2007 by Arch. Konstantin Peev includes innovative construction technologies in Bulgaria. Unique is the new mobile orchestra with automated hydraulics, lifting it to a height of 2,50 m to the level of the stage, which increases the stage area with 200 square meters. This mobility allows conduction of spectacular performances and major concerts at the National Opera and Ballet.
New acoustic wall coverings are part of the decorative ornaments with a gold leaf effect. Precise The composition "Heaven" by Prof. Dechko Uzunov on the ceiling of the concert hall, is precisely restored. Construction and restoration works were carried out by technologically sophisticated to scaffold height of 20 m.

Since the construction of the building of the National Opera and Ballet in the 50's of last century, no major repairs have been done. The second stage of the construction works of the building finished in February. The third stage of the modernization of the National opera and ballet will be conducted during 2008. It was announced by the department that the Ministry of Culture, has provided an investments of EUR 5 314 000. The total value of major expenses for the three stages is 10.2 million. The repair is funded by the state budget for capital expenditures. The project for execution of works for the second stage is designed by EKSA ART, major contarctor is EKSA, with its CEO Arch. Konstantin Peev. The building, constructed under the project of arch. Lazar Parashkevanov is rich in ornaments in classical shapes. Initial repairs began in 2006 as a company Staza partially updated ballet halls, roof and some offices. During 2006 1 933 000 leva were invested, and during 2007 - 3 016 000 BGN, that were incorporated in the second stage of repair. Complete renovation of the representative part of  for the visitors area and the concert hall was executed. All the surfaces in it in the visitors area,  corridors and lobbies has been restored. Refurbished is the hall  for VIP guests and small coffee bar for spectators. Restored are the seats in the Concert Hall . According to the assignment from the investor a greater distance between rows of seating is assured. In the previous state spacing was 0.74 meters, after the repair a distance between 85 and 90 cm was achieved, which need to change the whole profile of hall of the first, second and third balcony, said Arch. Konstantin Peev. At the same time a central path has been assured, since the current trends allow for the performance to be moved between the audience. Double floor is executed on the balconies, for providing the necessary height and width. New railings are created for providing protection. Entirely new is the design for the spectators chair, for whom the architects have made a special project. The details are determined by the look of the old chair, but is wider, according to modern requirements. Total of 1112 spectators sites are fully restored. New is the flooring, the curtains, repainted and refreshed are all wall coverings and all ornamented with gold leaf effect, cleaned and restored is the Heaven (the composition "Heaven" from the artist Dechko Uzunov) on the ceiling of the Concert Hall. This contributes to the festiveness and the representative ness of the interior. Refurnished is the carpet, marble everywhere is clean and polished, it has preserved its authentic appearance. Repair of the hall is made with 18 meters high scaffold. Done is change all the systems in the building also pointed arch. Konstantin Peev.
